From surveying various housing societies in Karachi, as well as those of the Dawoodi Bohra community, we have observed some desirable qualities we will incorporate, as well as a myriad of undesirable ones that will be avoided.  According to our vision, the following are a few critical elements that the design of this project will adhere to:

  • Masjid complexes within walking distance
  • Eco-Friendly sustainability
  • World class landscaping
  • State of the art amenities including sports facilities and parks
  • Top of the line infrastructure and utilities

Modernity and Culture

A focus on state-of-the-art, modern living should be maintained in all aspects of the design, while still heeding the cultural particularities of the Dawoodi Bohra people. We believe the two concepts are not mutually exclusive. On the contrary, they can complement and enable one another. This concept should be self-evident in the design.

Landscaping

Landscaping and the usefulness of open spaces are an integral part of the design. A reputable landscape architect must be included and play a substantial role as part of the design team in designing the layout of a variety of types of open spaces. The placement of fruit and flowering plants within them should be done in a programmed way considering climactic and spatial conditions.

Eco-Friendly Sustainability

Alternative energy systems i.e., solar; modern water-treatment, storage and distribution systems; as well as waste management systems are highly desirable so the project can have less of an environmental impact and be less dependent on municipal infrastructure. The feasibility of such systems must be considered and explored in the design. The soil is fertile and can be utilized for a community garden or vegetation.

Water Body

The placement of one or more water bodies to enhance and diversify the landscape is desirable, but not a requirement. These could serve as social interaction points, as well as rainwater runoff zones.

Parking

Adequate parking space should be allocated for residences and community facilities. These spaces should be organized in a way that they do not end up being eyesores. Rather, they should actively be incorporated into the overall aesthetics of the design.

Lighting

Adequate street lighting should be functional as well as aesthetically pleasing. Feature lighting such as old lampposts can be used in favor of industrial-style overhead lighting to create a specific ambiance.

Drainage

Karachi is infamous for not having adequate rain and flood water management infrastructure. The planning for this is a critical element of the design criteria.

Hidden Utilities

No utilities, electrical wires, or telecommunication cables etc. should be visible. The design should plan for the addition of future utility needs, and thus leave adequate provisional space for the laying of pipes, cables, etc.
